The Community Development Foundation has been providing planning and development consultation services to the Tupelo/Lee County and Northeast Mississippi area for over 60 years. With an array of experienced staff members to meet the challenges of a growing area, CDF continues to spearhead efforts to assist communities of Northeast Mississippi prepare for the future.

COMPREHENSIVE GROWTH PLANNING AND ZONING

The Planning Team capabilities include development of comprehensive growth plans at the municipal and county level. The team can also work to develop and or update municipal and county ordinances pertaining to form-based code, traditional zoning, subdivision regulations, design standards and recommendations, signage policy, property maintenance standards, and more.

ASSET AND GIS MAPPING SERVICES

The Planning Team works to provide digital mapping services to municipalities or counties. These maps include but are not limited to zoning, land use, utility layouts, corridor studies, overlay districts, or historic districts.

CONSULTING SERVICES

The planning team provides consulting guidance in rezoning, special exceptions, or variances. The team also offers innovative conceptual master plans for community-oriented projects, including projects like downtown revitalization, town centers, municipal projects, parks, etc., for the purpose of fulfilling community visioning.

HOW LEE COUNTY WORKS TOGETHER

The CDF Planning Team offers planning consultation services to Lee County and all associated municipalities through the Council of Governments (COG). The COG has an extensive track record of successes over the past four decades. Some notable accomplishments include:

1970 Lee County comprehensive land use plan
1977 Lee County-wide beautification program
1977 Lee County-wide mass transit system
1978 Rural fire protection program
1987 Regional water supply program
1987 Regional transportation plan
1989 Numerical road system and enhanced 911 program for Lee County
1996 Update of comprehensive plans and zoning ordinances for the municipalities
2001 Creation of the Pontotoc, Union, and Lee (PUL) Alliance, which resulted in Toyota locating in the area
2009 Lee County Gateway Beautification Plan
2010 The 2028 Development Plan for the City of Saltillo
2011 Emergency 911 Funding Partnership
2012 Sand Creek Regional Wastewater Project 
2014 Downtown Tupelo Main Street Redesign and Music Bend Trail
